The site for this new single faith, 2-form entry, 470 pupil primary school is set within the grounds of the Listed local landmark, Norwood Hall, designed in 1802 by Sir John Soane, although much altered over the intervening years. Consent for the scheme has been controversial locally as the site is categorised as Metropolitan Open Land and is densely wooded and surrounded by residential properties. Due to problems with achieving an affordable construction cost, the clients for the school decided to change procurement method following receipt of tenders and appointed Rok Building under a Design & Build contract. As a result of a successful working relationship on the Sixth Form Building at Featherstone High School, Rok requested DSP to prepare construction phase information for the realisation of the project. Due to value engineering by our contractor client, all the drawings and details needed to be completely recast and outstanding planning issues had to be addressed and agreed with the local authority. In addition to school activities, the Sikh school will play host to the community for worship, social events and sport. After our appointment, we were instructed to design an additional hall at first floor level, exclusively for worship and to house the Palki (altar) in an appropriately reverential space, a significant alteration of the original Scheme Design which required a further planning application. Work on site is underway and the school is due for completion in June 2010, ready to take students in the autumn term following the school?s fit-out works.
