Jo and Gail asked us to design them a warm, comfortable home to downsize into in the steeply sloping garden of their existing house. We carved a two storey dwelling into their difficult plot whilst maximising amazing views to the West, avoiding mature trees or overlooking their existing property. Their home is accessed on the upper level. Here we created a spacious, light-filled kitchen/living/dining space with fantastic views. It’s clad in timber shingles which will age beautifully and blend the house into its surroundings. The lower floor houses the bedrooms in a solid, dark masonry plinth with a textured band. The bedrooms feel snug and softly lit to contrast with the bright, spacious upper floor. The house was constructed from a pre-fabricated timber frame on a masonry constructed base accommodating the difficult levels. Tight site access meant the structure was carefully designed so it could be installed with minimal plant. There had been four failed attempts to gain planning for the site previously. Our sensitively designed proposal was awarded planning on our first attempt. Their home is extremely warm and comfortable to live in whilst using very little energy compared to a typical new-build. The project was designed using the Passivhaus Planning Package to achieve an energy consumption of 39 kWh/m2.a. The project won planning in 2015 but did not start on site until 2017. A redesign was required to reduce the construction costs without sacrificing the quality of space. This was due to ground works to build on the slope initially coming in over budget. We guided Jo and Gail throughout the process, helping them to choose the best contractor for the job and working with them to deliver a fantastic home to a high standard. The project was finally completed in March 2018.
