Also known as Fairford Leys, Coldharbour Farm has been designed and masterplanned by the practice, who have sensitively developed a new community on a previously unused site. The Masterplan for 2000 houses with a mixed use element including B1, retail, health centre, Church, school, pub and community hall is designed as an Urban Village. It is one of the first schemes in the country to espouse these concepts designed to reduce reliance on the motor car and create a place of character a d identity. The purpose being to create a development that people could live there throughout their lives. Working on behalf of the landowners, the practice also set up an urban design code to go with the masterplan and continues to work with a consortium of national housebuilders to ensure the quality of the original Masterplan vision is realised. The scheme forms part of the Government's urban design guide, Places Streets and Movement, and achieves densities compliant with the new PPG3 long in advance of its introduction. The sit contains over 2000 new houses, a market square, shops, offices, a new church, community centre and school.
