The application proposes to demolish the existing modern brick and tiled outbuilding and construct single storey accommodation, which would include a living and dining area, 3 bedrooms 2 no. with en-suite facilities, a bathroom and cloakroom. Part of the existing living accommodation would be refurbished into a kitchen adjacent to the living and dining area. A separate garage is also proposed which has been sited independently from the new accommodation. The form on plan kicks off at an angle from the existing building forming a natural entrance point. This angle was established as a result from offsetting a line from the south-east facing garden wall and that provided a natural address to the accommodation from the main site access to the front entrance. A new wall has been proposed to the same height as the garden boundary wall, which acts as a stop end and connection from the long lean-to greenhouse and existing living accommodation into the proposed extension. It also forms a barrier both visually and functionally, between the new accommodation and the gardens. The main function of the wall is to provide a visual distinction between the existing and proposed. In conclusion, the proposal makes sensible accommodation out of a ‘quirky’ building whilst utilising an aesthetic that responds to the Palm House and its immediate surroundings.
