The Beam (Feilden Clegg Bradley Studios) is the first building to be completed on the site of the former Vaux brewery in Sunderland. Part of a 20 year regeneration project which, once complete, will extend the city centre, create thousands of jobs and have a major social and economic impact on the region, it is a catalyst for Sunderland’s future.

The speculative office building provides five floors of Grade A accommodation with views across the River Wear towards the Wearmouth Bridge and ground floor retail, café and restaurant offers.

With a healthy workplace and work/life balance at its heart, the office spaces wrap around three sides of a courtyard atrium which is vibrantly planted, open to the sky and protected from the wind. As an open air space it will lend itself to staff meetings, lunch breaks and potential events.

Tombola House (Ryder Architecture) is a contextually sensitive three storey, 25,000 sq ft building on the banks of the River Wear, the building combines the openness and light of a modern collaborative environment using timeless materials that reference the area’s industrial heritage.

Embracing Tombola’s family culture, the ground floor is dedicated to collaborative activities which promote conversation and innovation, a central atrium with feature Hellerup stair divides the two upper floors, agile workspaces are supported by strategically located private meeting rooms and a diverse range of informal training and presentation suites, all boasting the latest in digital conferencing technology.
