Award RIBA London Award 2025

The award winner tells us: "Blenheim Grove is a development of seven new-build dwellings on a vacant brownfield site next to the railway line in Peckham Rye. Working with developer Unboxed Homes, Poulsom Middlehurst designed a scheme of shell-only new-build houses as part of the Greater London Authority’s Custom Build Housing programme.
Each of the three-storey houses was designed so that a variety of layouts could be created within the split-level buildings. Each home was built as a shell only, enabling purchasers to fit them out themselves as a custom build, choosing the exact finish and specification that they desired.
The jury says: "The developer client wanted a different way to offer more choice in the affordable home market in London. The idea was to provide a versatile shell housing development that would allow the owners to fit out the homes themselves, ensuring they get the spaces, decor and quality they want rather than it being imposed on them by the developer.
The Blenheim Grove development is a clever solution of how to build more affordable houses in London for clients who want to create a more personalised home."
