Award RIBA London Award 2025

The award winner tells us: "Maitland Park exemplifies sustainable, community centric design; setting new benchmarks for healthy living environments. As Camden Council’s first project to achieve a Home Quality Mark accreditation, its design promotes wellbeing, integrating into an enhanced parkland setting, and encouraging connection with nature.
The estate was built in the 1930s with successive waves of development until the 1980s. The new developments frame a mature central park with a series of brick buildings that share common details and forms across the two sites.
The designs - developed through extensive consultation over several years - create a vibrant heart for the community with 119 new homes and a new community hall and garden. New homes offer both social rented and private home ownership tenure in a variety of sizes to suit Camden’s housing needs, with fully accessible and adaptable dwellings provided across the development."
The jury says: "The estate, arranged around a large central park, was built in the 1930s and redeveloped in phases until the 1980s. The latest designs for two previously developed sites were the result of extensive consultation over several years. While refurbishment of the former buildings was considered, there was desire from the tenants for new homes. The well-considered layout accommodates the new homes in three principal buildings.
The three buildings adopt the same palette of brown brick and complementary lighter-coloured detailing that has some consistency across the various periods of building on the estate. The strong horizontal banding, further emphasised by the projecting terraces, frames subtly patterned brick panels that show a care for detail. Overall, these clearly contemporary buildings fit positively within their context."
